Toll Brothers City Living: Tribeca

Adaptive Green was hired to implement the design validation of Toll Brothers City Living’s latest luxury condominiums in Tribeca, 91 Leonard and 77 Charlton.

We implemented serval green infrastructure details such as intensive and extensive green roofs, interior fern gardens, permeable pavement, three-ton granite boulders, custom metal planters, 20-foot-high trellis, FSC-certified Ipe decking and planters, specimen plantings of three-to six-inch caliper trees. 91 Leonard is a meticulously designed, understated building that seamlessly integrates with the masonry industrial structures of its Tribeca neighborhood.

The design includes a series of private terraces that set back from the building, providing residents with outdoor spaces and a connection to nature within an urban context. The outdoor experience culminates in a landscaped rooftop terrace, offering lounge seating and panoramic views, perfectly blending modern living with the charm of Tribeca’s unique character.
