Why maintenance matters more in DC
Washington DC has more green roof square footage per resident than any city in the country, and most of it exists because the District requires stormwater retention on new construction and major renovations. DOEE treats a green roof as a stormwater best management practice. That comes with obligations.
- Retention performance. A roof with dead zones, compacted media, or clogged drains stops retaining the volume it was designed for.
- Stormwater Retention Credits. If your roof generates SRCs, DOEE certification depends on the roof staying in working condition. Neglected roofs lose credits.
- Green Area Ratio. Vegetated roof area counts toward GAR compliance only while it is actually vegetated.
- RiverSmart Rooftops. Rebate-funded roofs come with maintenance expectations attached.
- Warranty. Most green roof system manufacturers void coverage without documented maintenance.

Established extensive roofs need at least two visits per year, spring and fall. New roofs need monthly attention for the first two growing seasons. Intensive roofs with lawns, shrubs, or amenity space need more frequent care.
It depends on roof size, system type, access, and irrigation. Most commercial extensive roofs fall into a predictable annual range. Request a plan and we will quote a fixed annual price after a site visit.
Yes. Roughly half of our DC maintenance work is on roofs installed by others. We start with a condition assessment and a review of the original specifications.
DOEE certification of SRC-generating roofs depends on the practice remaining functional. Regular maintenance with documented inspections is the simplest way to protect that certification. We provide the reports.

The rebate applies to installation, not maintenance. But rebate-funded roofs are expected to be maintained, and we can confirm what your agreement requires.
